Dealing with Roof Damage? Here’s What to Expect.
Iowa homeowners know how quickly a storm can go from minor to devastating. Wind, hail, and tree damage can leave you scrambling to secure your home, protect your investment, and assess next steps.
At J. Bos Inc. Roofing Services, we work with homeowners across Iowa who are navigating this process for the first time—and often don’t know where to start. One of the first questions we hear is: “Should I call my insurance company or a contractor first?”
Let’s walk through the process together.
Step 1: Damage Assessment
Before filing a claim, you’ll want to understand if the damage appears to be storm-related—and whether it may be worth filing a claim.
We’re available to assess your roof and provide a detailed scope of work and estimate for the damage. We’ll walk through the damage with you, explain what we see, and help you determine whether it seems consistent with wind or hail events typically covered by your insurance policy.
Step 2: File a Claim
If you decide to file, this step is handled directly by you, the homeowner. Once the claim is submitted, your insurance provider will schedule an inspection.
We recommend notifying your contractor of your inspection date. We can be present during the insurance inspection to answer any questions about our estimate or the damage observed. Our team has decades of roofing experience and is prepared to clearly explain our scope of work when requested by the adjuster.
Step 3: Scope of Work
After your adjuster completes the inspection, your insurance provider will send you a scope of loss and coverage documents. This outlines what they’ll pay for and what’s considered part of the covered damage.
We can review the scope of work you receive to ensure it aligns with your roof’s damage as observed. If there are any discrepancies, we’ll provide a revised estimate to you—which you can share with your insurer if needed.
Step 4: Roof Replacement
Once you’ve reviewed the claim and received payment, you’re ready to move forward.
We’ll schedule the work around your timeline and ensure all materials match your existing roof, HOA guidelines, or upgrade preferences.
J. Bos Inc. Roofing Services uses manufacturer-approved installation techniques and product lines that are known for performance in Iowa’s unpredictable weather. Many shingle options also come with extended warranties and impact resistance to reduce future claims.
Step 5: Final Invoice
After the job is complete, we’ll send you a final invoice. If your insurance provider issued a two-part payment (actual cash value + recoverable depreciation), they may require a copy of the final invoice before issuing the second payment.
We’ll provide that documentation for your records so you can close out the claim with your provider.
